Florida has no personal state income tax, so individual investors generally keep more of their rental income. Federal tax and your home state’s rules still apply.
Population and job growth keep national tenants opening new stores here, from convenience and fuel to quick-service restaurants, banks and grocery.
Florida is a favorite destination for 1031 exchange buyers from across the country, which supports pricing and makes properties easier to sell later.
Florida repealed its sales tax on commercial rent effective October 1, 2025, lowering occupancy costs for tenants.
Florida is home to Publix and First Watch, and a key growth market for Wawa, 7-Eleven, Chick-fil-A and McDonald’s.
We’re based here. We know the corridors, the traffic counts, the newer growth areas and which sites hold their value.
The tenant usually pays insurance on a true NNN lease, but premiums, which jumped from 2022 to 2024 and are leveling off in 2026, still raise the tenant’s total cost of staying. Know who pays and how much.
Check the roof’s age and condition and any wind mitigation features, especially on NN leases where the landlord keeps the roof and structure.
Look up the FEMA flood zone and the site’s elevation. Flood exposure affects insurance costs, lending and resale.
Florida caps yearly assessment increases on commercial property at 10% (for non-school taxes), but the cap resets when the property sells, so taxes can jump after you buy. Amendment 3 on the November 3, 2026 ballot would lower the cap to 5% starting in 2027 if approved. Check the lease for limits on tax reimbursements.
Florida charges documentary stamp tax on deeds, usually paid by the seller, and on new mortgages, along with an intangible tax on new loans. Budget for them if you finance.
Read the casualty and rent-abatement clauses: what happens to rent if a storm closes the store, and who must rebuild.

Florida is one of the most active NNN markets in the country. Population growth and new development keep national tenants expanding here, and investors like owning real estate in a state with no personal income tax. As with any NNN purchase, the tenant, the lease and the real estate matter most, and Florida adds insurance, flood and property tax checks.
It depends on the specific property. Tenant credit, a corporate versus franchisee guarantee, the lease term, rent increases, ground lease versus building ownership and the real estate itself all drive pricing, so properties with the same tenant in the same market can trade at very different cap rates. That is why we do not publish a single average cap rate for Florida. Tell us the tenant and property you are considering and we will walk you through recent comparable sales.
Not anymore. Florida repealed the state sales tax on commercial rent, often called the business rent tax, effective October 1, 2025. That lowers occupancy costs for tenants. Confirm how any older lease handled the tax with your attorney or CPA.
In a true NNN lease the tenant usually pays insurance, but premiums, which jumped from 2022 to 2024 and are leveling off in 2026, still matter because they raise the tenant's total occupancy cost. Check the age and condition of the roof, any wind mitigation features, the flood zone, and which party pays for what in the lease, especially on NN leases where the landlord keeps the roof and structure.
Often, yes. Florida generally caps annual increases in the assessed value of commercial and other non-homestead property at 10% for non-school taxes, but the cap resets when the property sells, so the assessment can jump to market value after your purchase. Amendment 3 on the November 3, 2026 ballot would lower the cap to 5% starting in 2027 if 60% of voters approve it. On a NNN lease the tenant usually reimburses property taxes, so read the lease for any caps on reimbursements.
Florida has no personal state income tax, so individual investors generally don't pay state income tax on Florida rental income. Your federal tax and your home state's rules still apply. Confirm your situation with your CPA.
